We’ve learnt a lot from decades of successfully managing properties. Issues like rental arrears and maintanence requests are common when dealing with investment properties and we’ve developed our policies to ensure that you, the landlord, always come out on top.
Marvel Realty has a zero-tolerance policy to rental arrears. We do everything in our power to ensure tenants fulfil their obligation to pay their rent on time.
Rental arrears are checked on a daily basis within the office and phone calls are made each day including text messages and formal letters being sent to all tenants who fall even a day behind on their rent.
If a tenant falls 14 days formal action can be taken against the tenant. We will issue all notices to the tenants promptly and within the legislative time frame to ensure you as a landlord are covered.
One of our major office policies is to inform our landlords immediately if maintenance issues are reported by the tenant. We will inform you on what the issue is and provide you with options on how we can rectify these maintenance issues in the shortest time frame possible and at the lowest cost. We have numerous licensed tradesmen who look after our clients in terms of pricing. They can provide us with quotes on repairing major items and they attend the properties promptly to ensure tenants are left happy.

The Property Management Team at Marvel Realty has an extensive amount of knowledge on the current rental market. We have procedures in place to ensure regular 6 month rent reviews are conducted for your investment property. This is to ensure your property is always in line with the current market trends and your income is maximised.
